Before the old garage comes down, we confirm a new one can go back where it stood. Setback and historic rules can change what is allowed on the old footprint.
Many Boston garages were built many decades ago for smaller cars, on thin slabs with no footing, and they are now leaning, leaking or rotting at the sills. Past a point, repairing them costs more than they are worth. A tear-down and rebuild replaces the old structure with a new garage built to the current code and sized for today's cars.
The job starts with the permits: one to demolish and one to build. Some older buildings need a historic or demolition review before they come down, especially in Cambridge, Brookline, Newton and Boston's landmark districts. Power to the old garage is cut and made safe, Dig Safe is called, and the old walls, roof and slab are removed and hauled away.
Rebuilding on the old footprint is often the easiest path, but a nonconforming old garage that sat too close to the line may not be allowed back in the same spot without zoning relief. We check that before demolition, so you never end up with an empty slab you cannot rebuild on. When the footprint can grow, it is the moment to add depth, height or a second bay, since the site work is being done anyway.
Old garage tear-down & rebuild in Boston: common questions
Can I rebuild my garage in the same spot?
Often, but not always. If the old one broke current setback rules, rebuilding there may need zoning relief, so we check first.
Who handles the demolition permit?
We look up what your city or town requires and plan the demolition and the new build as one job.
Can you keep the old slab?
Rarely. Old garage slabs here usually lack footings and have cracked from frost, so a new foundation is the safer choice.
